SINGLE FAMILY HOMES
Sarasota County:
Inventory rose 13.8% year-over-year to 3,307 active listings but has been trending down since May 2025, bringing supply to 5.2 months. Homes are taking longer to sell, with the median time to contract climbing to 69 days and the median time to sale reaching 109 days.
Manatee County:
In August 2025, there were 650 single-family home sales, up 5.7% from last year. The median sale price slipped 5.3% to $467,640. Cash buyers made up 28.5% of closings. Sellers received a median of 94.8% of their original list price. Manatee ended the month with 2,814 active listings, equal to a 4.6-month supplyโstill giving sellers some leverage. Median time to contract fell to 53 days, while median time to sale decreased to 101 days.
โOver the past year, inventory has grown, creating more choices for buyers. However, in recent months weโve noticed a gradual softening,โ said Debi Reynolds, 2025 RASM President. โThis signals a shift toward a more balanced market, where accurate pricing and effective negotiation strategies are key.โ
TOWNHOMES & CONDOS
Sarasota County:
In August 2025, there were 247 townhome and condo sales, up 13.8% year-over-year. The median sale price dropped 13.0% to $300,000, with cash purchases making up 61.9% of transactions. Sellers received a median of 88.5% of their original list price. Active listings rose 12.6% from last year to 1,882, though inventory has been trending down since March, resulting in a 7.0-month supply. Homes are taking longer to sell, with the median time to contract at 87 days and the median time to sale at 132 days.
Manatee County:
Townhome and condo sales totaled 200 in August 2025, down 7.0% compared to last year. The median sale price declined 11.7% to $291,250, and 54.5% of sales were cash. Sellers received 90.4% of the original list price. Inventory increased 9.4% year-over-year to 1,396 active listings but has eased since April, equating to a 6.4-month supply. The median time to contract rose to 78 days, while the median time to sale reached 120 days.
