For homes selling under $1,000,000, we charge a typical commission-based fee for homes. For luxury homes exceeding $1,000,000 sold price, we charge seller clients a commission-savings flat fee.

When selling, the math just doesn’t make sense as home price increases. It doesn’t cost a real estate broker 100% more to sell a $2,000,000 home vs. $1,000,000 home. (Or, 200% MORE to sell a $3,000,000 home vs. $1,000,000 home, etc.) The higher the sales price, the higher the commission multiplier using a commission percentage model.

Luxury home sellers don’t need to a percentage of the sales price any longer. We deliver expertise marketing with experienced listing agent services, but our services are billed at a flat rate for luxury homes.

Luxury Homes Do Incur Higher Costs To Sell
Why are there increments in our flat fee program? Listing and selling luxury homes does incur higher marketing expenses, a higher broker expense to agents, more agent and brokerage liability exposure, plus a longer market time typically. Additionally, luxury home sellers understandably expect a more experienced agent with a high agent skill set. For these reasons, the expense to properly market and sell luxury homes is indeed higher. However, lets assume it’s the same agent in both scenarios: Should the commission expense be TRIPLED when selling a $3M home compared to a $1M home?

We met Bill last fall when we first came to Florida looking for a condominium in Sarasota. He and his wife Cheryl showed us many lovely condominiums. We were trying to sell ours in Atlanta at the time.
