About 20 minutes south, more rural in feel, with room to spread out that you won’t find closer to the coast. New construction dominates here, so you’re mostly looking at homes built in the last 15 to 20 years rather than older stock needing updates.
This works well if you want distance from the crowds and the premium that comes with it. You trade proximity for space and lower prices, a fair trade for a lot of buyers here. Canal communities give you boat access without waterfront pricing, and 55+ neighborhoods sit alongside family-friendly subdivisions, so the options span more than just budget shoppers. Commute times to downtown Sarasota or the beaches run longer than mid-island living, worth weighing if daily proximity matters more than square footage.

North Port was always known to be a less expensive housing area, and more rural than surrounding areas like Sarasota and Venice. Many of the homes are a “scattered-site” build with no established neighborhoods, and no HOA deed restrictions. The lot sizes tend to be a little larger than other surround areas. Many of the homes are on private well water source and septic rather than pubic sewers.
In recent years however, there are more new construction gated neighborhoods being built due to the abundance of land in North Port. It will only be a matter of time before North Port has a large number of organized amenity-rich neighborhoods similar to Sarasota and Venice areas.
North Port Real Estate
North Port is located about 27 miles south east of Sarasota, FL.
North Port is known to be a lower cost of living area as compared to Sarasota. Many homes are not in a deed restricted HOA area, so it’s a perfect area for buyers who have boats or campers stored on property.
Many homes in North Port were scattered-site builds with no established neighborhood, and many of these homes use well and septic systems. However, there are some homes on scattered sites that do offer public water and sewer. Additionally, there are new construction established neighborhoods being built currently that do have public water and sewer.
North Port is a comparable area to Ellenton and Parrish in many ways. All three of these areas typically have a bot more of a rural feel. However, both Ellenton and Parrish are located 20+ miles north of Sarasota, where as North Port is located 20+ miles south of Sarasota.
North Port is located a bit more inland, therefore it’s about 20-40 minute drive to the Gulf of Mexico depending on the origin point. Venice Beach is the closest beach location. Siesta Key Beach is about 33 miles.
