Many “active adult” communities also employee a full time activity director to help facilitate the neighborhood activities to keep things fun for residents. Some of the newer communities such as Esplanade in Lakewood Ranch, Esplanade at Azario in Lakewood Ranch, or Talon Preserve in Nokomis also feature an onsite “Bahama Bar” type of light food outdoor bar/restaurant to serve as a fun gathering place to grab a quick meal.

The term “Active Adult community” is just a general term to describe a neighborhood which is more tailored to meet the demand of a recently retired demographic. These communities are not age restrictive however. Anyone can buy in a community which would be considered “active adult” in nature. These neighborhoods usually are gated, offer a nice selection of amenities, and many times has a neighborhood activity director to plan events for the community to encourage social interaction. Several of the larger and newer communities even offer a bar/restaurant onsite.
There are many neighborhoods that we would consider an “Active Adult” type of community”. The trend for these neighborhoods is to be larger in size, with several exceeding 1000 homes. The larger community size allows for more amenities to be offered, and the ability to spread the cost of those amenities and salary of a full time activity director over many homes to make it more affordable. These larger neighborhood sizes can also accommodate a restaurant/bar in some cases too.
No, there is not an HOA rule restricting the minimum age of a buyer in the community.
