In the Sarasota downtown area, West of The Trail is the earliest developed area in Sarasota, therefore, most homes tend to be built in the 50’s through 1970’s. However, due to the outstanding downtown Sarasota location, the older West of Trail homes are slowly being torn down and replaced by modern new construction homes of all styles. Additionally, many buyers like the fact that they are free to make their own design choices, as there are fewer communities with HOA deed restrictions in the downtown area west of the trail.
It’s such a popular area, that finding a West Of Trail “deal” is not common. Even homes that need renovation are selling for top prices. Real Estate is all about location, so don’t expect cheap homes to be found in this area. Location wise, it really doesn’t get much better than this.
Traveling north or south of downtown Sarasota, homes tend to become more affordable West of the Trail. Most homes will be older ranch style homes. There are some very popular neighborhoods in this area. We often show homes in Cherokee Park, Laurel Park, Desota Park, and the gated community of The Landings. “The Trail” refers to 275 miles of Route 41 which connects Tampa to Miami. (Hence, the nickname “Tamiami Trail”). Route 41 heads North and South from Tampa to Naples, then turns east at Naples FL., connecting Naples to Miami through the Everglades. It is considered the long, slow way to get to Miami however.
This area is considered “Old Florida”, due to the popularity of the area. Of course, this was one of the first areas to be built when Sarasota was established. There are many different types of architecture ranging from historical homes, old-style ranchers and bungalows, Mediterranean waterfront homes, as well as ultra-modern new construction masterpieces.
Southside Elementary school (founded in 1926) and Philiippi Shores Elementary School (founded in 1950’s) are top-rated schools in the Sarasota area.
This area is a popular choice for medical professionals, as Sarasota Memorial Hospital is located in the heart of the West of Trail area. It’s a popular area for commercial and professional services, as well as a variety of restaurants and fine dining options. The arts and Culture of Downtown Sarasota FL. is just a mile or two away.
There are many neighborhoods that I love here, however many buyers who enjoy historical homes will like McClellan Park. Mediterranean-style enthusiasts will have lots of choices in Cherokee Park, Avondale. Boaters will like San Remo Estates, Fisherman’s Bay, Coral Cove, and Southpointe Shores.
