One of the first considerations we ask buyers is the motivation behind looking for a maintenance-fee neighborhood. If they are only looking for lawn care to be handled, then we recommend that they expand the search to consider homes in communities that are not considered “maintenance-free”. The reason is that the average lawn care company charges between $75-$130 per month for lawn care, which includes grass cutting, and pruning of bushes and trees. Fertilization is usually a little extra, and can usually be handled by the lawn care company, although a separate company for fertilization may provide a more thorough service.
If we focus solely on communities that are labeled “maintenance-free”, then we need to take a close look at that total HOA fee, to see if the additional monthly expenditure for the community to handle lawn care is somewhat inline with the cost you can incur yourself by hiring an outside lawn company. There are many gorgeous communities that are not “maintenance-free”, but the majority of the owners do not care for the grounds themselves, and hire an outside landscaper to handle that task. We don’t want to miss out on a home which may be a “perfect match” for a buyer, with exception that it is not in a maintenance-free neighborhood, when all the buyer may be looking for is lawn care to be included!
If a buyer is looking for a true maintenance-free neighborhood which may include exterior painting, and roof repair/maintenance, the good news is that there will be some good options! This will have significant reduction on the number of neighborhoods that meet the criteria however.
Lastly, be careful when browsing online for maintenance-free homes. Some neighborhoods have a combination of homes that are within a maintenance-free area, and others within the same community that may NOT be in a maintenance-free section of the neighborhood. Online websites may display homes in a particular neighborhood that is know to be maintenance-free, however the listing may not actually be in the SECTION of the neighborhood that is considered maintenance-free. It is always important for the agent to verify that a home is indeed within a maintenance-free section of the neighborhood.
