That’s not replaceable once these buildings sell out or get redeveloped. Rentals are more restricted here too, most associations require 30 to 90 day minimums, so this area skews toward owner occupants and seasonal residents over short term investors.
You’re buying into scarcity. Very little land remains for new condo construction west of the Trail, and teardowns tend to go toward single family rebuilds, not condo towers. If long term appreciation matters more to you than amenities or square footage, this is one of the tighter supply markets in Sarasota.

“The Trail” refers to 275 miles of Route 41 which connects Tampa to Miami. (Hence, the nickname “Tamiami Trail”). This area is considered “Old Florida”, due to the popularity of the area. Of course, this was one of the first areas to be built when Sarasota was established. There are many different types of architecture ranging from historical homes, old-style ranchers and bungalows, Mediterranean waterfront homes, as well as ultra-modern new construction masterpieces.
Southside Elementary school (founded in 1926) and Philiippi Shores Elementary School (founded in 1950’s) are top-rated schools in the Sarasota area.
This area is a popular choice for medical professionals, as Sarasota Memorial Hospital is located in the heart of the West of Trail area. It’s a popular area for commercial and professional services, as well as a variety of restaurants and fine dining options. The arts and Culture of Downtown Sarasota FL. is just a mile or two away.
There are many neighborhoods that I love here, however many buyers who enjoy historical homes will like McClellan Park. Mediterranean-style enthusiasts will have lots of choices in Cherokee Park, Avondale. Boaters will like San Remo Estates, Fisherman’s Bay, Coral Cove, and Southpointe Shores.
